What survey should I choose?

There are a mainly 3 different types of survey, RICS Homebuyer Report, RICS Building Survey and the RICS Condition Report. The survey you need mostly depends on the condition and age of your house.


RICS Homebuyer Report

This is the most popular report and includes a valuation of the property, Plus a more indepth report over the RICS condition Report:

  • A current valuation of the property as for the open market.
  • An estimate for the cost of re-building the property for insurance purpose (how much you would receive if the building was to burn down)
  • An assessment of any damp-proofing, drainage or insulation in the building.
  • Details of urgent problems which should receive specialist attention before signing a contract.
  • Details of major faults that may affect the property value.

RICS Building Survey

Full Building surveys are slightly more expensive, but are worth the investment and is the most comprehensive report in the industry:

  • Our Full Building Surveys range from under £500 to £1,000 depending on the size of the property.
  • A Full extensive survey of the property with an in-depth detailed report of the property condition and structure
  • Building surveys are valuable if you are looking at an older properties, unusual, listed, timber framed, or thatched properties
  • It is also good to have a full building survey done if you want to do some building work such as extensions
  • The surveyor will go into the attic, check behind walls, and look between floors and above ceilings
  • It includes advice on repairs, and provides estimated timings and costs, and will tell you what will happen if you do not do the repairs
  • Unlike the Homebuyer Report the RICS Full Building Survey do not include an insurance reinstatement value estimate, or a market valuation unless requested.

RICS Condition Report

This is the most basic survey and has been developed to offer you an economic report that provides you with important information that a Mortgage Valuation does not.

  • The RICS Condition report is not as popular as the RICS Homebuyer Report and is designed to complement the mortgage valuation
  • It provides ‘traffic light’ indications as to the state of various parts of the property. Green means everything is ok, orange is some cause for concern, and red means serious repairs are vital
  • It also provides you with a summary of risks to the building
  • Unlike the Homebuyer Report It does not include a valuation

  • We provide free HD photos taken by the surveyor during the surveyors visit to the property (Unlike Other surveying companies who charge £10+ per photo)
  • You have 24/7 access to your MyLocalSurveyor online account where you can login to view, manage and amend your surveys, quotes and appointments.
  • You can login 24/7 and download a copy of your survey report as many times as you wish or email it directly to a 3rd party such as solicitor or agent direct from your MyLocalSurveyor dashboard.
  • You do not have to worry about scheduling the appointment, we can do this on your behalf by contacting the person we need to arrange access with to save you any time and hassle.
