RICS Condition Report

What is a RICS Condition Report?

The RICS Condition Report gives a clear and concise "snap shot" of the condition of your potential purchase on the date of inspection. This is your survey report, prepared independently for you and not your Lender.

The RICS Condition Report is a survey which includes an inspection of your home. There is also a section which provides you with advice for your Solicitors with a clear summary of the key risks associated with purchasing your new property. The report uses a simple traffic light (red, amber, green) colour coding system to rate individual elements of the property and highlight any areas of concern.

The report covers all aspects of the property, risks and legal considerations. The RICS Condition Report provides you with an overview that will help you understand the construction of the property you are buying, any serious problems needing attention and any areas of further investigation that need to be undertaken prior to commitment to purchase.

This new product has been developed to offer you an economic report that provides you with important information that a Mortgage Valuation does not.

What is included in a RICS Condition Report?

You will get an inspection of the property and a report based on that inspection.
The survey will always be carried out by a qualified RICS surveyor and will include the following:

  • The construction and condition of the property
  • Any defects that need urgent attention or are serious
  • Clear and concise "snapshot" of the condition of your potential purchase
  • Things that need further investigation to prevent serious damage to the fabric of the building
  • Defects or issues that may be a danger to safety
  • Other matters that your conveyancer may need to know, including guarantees, planning and building issues.
  • Summary of the key risks associated with the purchase
  • Uses the Traffic Light rating system to rate individual elements of the property See Example Here..
  • A survey report that provides important guidance at an affordable price

Please note that unlike the RICS Homebuyer Report , The RICS Condition Report does not include a valuation, however we are able to provide this as an additional or we recommend the RICS Homebuyer Report as an alternative to the RICS Condition Report
